Ludlow Zoning Board of Appeals unanimously grants two setback variances in its first cases under a new state standard.
Zoning Board of Appeals · Meeting of August 26, 2026
Ludlow Zoning Board of Appeals unanimously grants two setback variances in its first cases under a new state standard. The board approved Joe Perez's request to add a two-story addition at 88 Chapin Street that leaves the house 16 feet from a side line, four feet short of the 20-foot agricultural setback, after Perez noted the lot sits amid a cluster of small agricultural-zoned parcels surrounded by residential-zoned land requiring only 10 feet. It also approved Joanne Martin's request to rebuild an undersized garage and family room at 755 Yuma Street 18 inches short of the same 20-foot standard, up from a current 13-foot setback, calling the change "more conforming" than the existing structure.
One board member said of the zoning quirk, "If it had been zoned residential, we probably wouldn't be here." Both approvals require a 21-day appeal period before permits can be pulled.
